Why the preparation is the job
Strata work is not just a bigger house. You are coordinating around residents who live there, a committee that has to approve the spend, and a building whose surfaces have usually been painted over several times already — sometimes with incompatible systems.
We work directly with strata managers, body corporates and building committees. That means a scope you can take to a meeting, a fixed price once it is agreed, and work sequenced so lobbies, stairwells and walkways stay usable while we are on site.
Before we quote, we inspect what is already on the building. Oil over acrylic, failing render coatings, water ingress and mould all change the specification — and finding them at quote stage is what stops a repaint failing two years later.

Strata & body corporate: common questions
Do you work directly with strata managers?
Yes. Most of our strata work comes through strata managers and building committees. We provide a written scope and fixed price that can be tabled at a committee meeting or AGM, and we coordinate access and notice periods with the manager.
How do you minimise disruption to residents?
We stage the work so that no common area is completely out of use — stairwells and corridors are done in sections, and we agree notice periods and signage with the manager before we start. Sites are cleaned down at the end of each day.
Can you paint a building while it stays occupied?
Yes, that is the normal case for strata. The work is sequenced around residents rather than the building being vacated, which is one of the reasons the scope and the programme are agreed in writing before we begin.
Do you inspect the existing coating first?
Always. Older buildings have often been repainted several times, sometimes with incompatible products. We check compatibility, adhesion, water staining and mould before specifying, because that is what determines whether the new coating holds.
Is the price fixed for strata work?
Yes. Once the scope is agreed in writing the price is fixed, and it only changes if the committee requests additional work outside that original scope.
